INVESTMENT OPPORTUNITY
Stikine River Song Café, Lodge & General Store Ltd. was incorporated in 1977 to purchase and continue the operation of the historic Hudson Bay store located in Telegraph Creek, the oldest town in NW BC and the southern Yukon. The company has undergone a transition from being the only grocery store in Telegraph Creek to become a well-known and popular seasonal café, backcountry lodge and soft adventure tour business.
RiverSong owns 13 lots along the Stikine River in Telegraph Creek on which there are three frame buildings. The main store and lodge is a 40' X 60', 2 1/2 story building on a cement and stone basement, constructed in 1898 of 2 X 6 Douglas Fir. Originally located just below Glenora on Hudson Bay Flat, it was moved to its present location in 1903. The main building includes the equipped café and retail sales area along with office and stock room on the main floor, and 5 bedrooms along with a shared bathroom and common kitchen and sitting area on the top floor.
The other two buildings are 20' X 40', 2 story 2 X 4 frame construction built in 1939 to serve as new warehouses for the pre-wartime freight needed to build the Watson Lake Airport which in turn was used to build the Alaska Highway. One of the buildings has been finished using 1 x 12 rough cedar. It is wired and plumbed, and contains 2 furnished kitchenettes and one sleeping room. Each of these rooms contains a double and single bed. There is a shared shower room, toilet room and laundry room. Part of this building remains unfinished and is used for the off season storage of our rental canoes and kayaks
The third building remains unfinished and serves as our shop and equipment storage facility. There are two additional storage sheds located on the property. We also have an above-ground bulk fuel storage facility consisting of one 2,000 gal., and two 1,000 gal. gravity flow tanks; valves and meters for dispensing fuel at the road for vehicles and at the river for boats.
This is a turnkey operation. 2007 Advertising is in place. We are taking and have reservations for 2007 from repeat customers. The lodge is equipped for 16 guests and the café is set up to feed 20. We have complete outfitting gear (tents, sleeping bags, pads, dry bags and lifejackets) for groups up to 12.
